Little Beaver Estates borders the Oak Ridge State Wildlife Area, some of the best elk and deer hunting in northwest Colorado. Eight miles east of Meeker off of County Road 6. The developer built a private road through the estates providing access to the lots on either side of the road. For domestic water the buyer will need to have a well drilled, or put in a cistern and haul water from Meeker, which most of the owners do because the well water is high in sulfates, nitrates and minerals and will need to be cleaned up with a reverse osmosis system to be potable. A septic system will need to be installed for domestic sewage on each parcel. This parcel has a few ponds on it, which in normal years have water in them for stock watering.
